All reservations are made on a weekly basis starting on Saturdays during the Summer season with the exception of The Hideaway.

- All cottage rentals are subject to 13% HST and Pets Stay FREE!
- One extra person per cottage permitted at a cost of $50 per night unless…Children 3 to 12 years are $35 per night, 3 years and under are free.
- Maximum number in two bedroom cottages is 5 persons.
- Maximum number in our one bedroom cottage is 3 persons.
Promotions: - Seniors Discount – 13% during “Spring & Fall ” only with 3 or more nights stays.
- Spring and Fall Midweek Specials – 5 nights for the price of ‘4’ nights.
- Any specials and/or promotions can not be combined with any other specials or promotions.
- Minimum stay in “Spring and Fall” is two nights.
- Long Weekends – call for rates, based on availability with 3 night minimum – same as above for extra person.

Deposit Policy:
A deposit of 25% of the total reservation is required in order to confirm and guarantee the reservation. This can be done with our reservation system on line or via telephone with Visa or MasterCard. Cheque or Money Order (payable to Birch Bend Cottages) is also acceptable if booking via telephone.
Cancellation Policy:
Deposits are refundable less a 25% service charge for cancellations up to 45 days of the reservation OR the full deposit can be put towards another similar booking within one year. Deposits are non refundable for cancellations occurring within 45 days of the reservation and cannot be applied to another booking. Cancellations occurring within 7 days of a reservation will result in the full amount of the outstanding balance being charged unless the cottage can be re-rented.
Check In / Check Out:
Check in time is anytime after 3:00 p.m until 6:00pm, Check out time is 10:00 a.m. All guests must register at the office and pay their balance owing upon arrival.
Damage Policy:
Birch Bend Resort reserves the right to charge up to, but not limited to $500.00 for damages/ lost items or stolen items sustained by guests during their stay. Charges will be applied to the credit card on file provided to us upon making the reservation.
Visitors Policy:
Our guests may entertain a maximum of 2 visitors per day from 12:00 p.m. (noon) to 8:00 p.m. A charge of $20.00 per person per day will apply to any visitors. For insurance purposes all visitors must register at the office upon arrival. Please note – our other guests come first in regard to equipment and grounds usage and all visitors must comply to all rules and regulations of the property.
Bed Linen and Lawn Chairs:
Please bring your own linen and towels. Linen is available at a nominal charge of $15.00 per bed, per stay. A comforter and pillows are provided per bed by the resort.
If you intend to use your firepit please bring lawn chairs. We do not have enough chairs on site to accommodate all our guests. The chairs in common areas are to remain in their locations for all guests to enjoy.
Pet Policy:
We are a “Pet Friendly Resort” and pets are welcome throughout the year. Pets are not allowed on any furniture or beds. After your stay if extra cleaning is required due to a pet, a minimum $100 cleaning fee will be applied. Pets are never to be left alone in the cottage (unless crated) or outside, and must be leashed at all times and always picked up after. Pet swimming and walking areas are available throughout the resort.
Smoking Policy:
All cottages are strictly non-smoking. A minimum cleaning fee of $250 will be charged to anyone smoking in a cottage.
